5.    Hearing of Minor Variance Applications

With leave of the Committee members, Chair French brought the Goodhand Application No. A08-16 forward to be heard, as Ms. Goodhand was in attendance.

i)    GOODHAND, Len and Star – APPLICATION NO. A08-16

Part Lot 33, Concession 9, being Part 4 on Plan PSR-1365
including Part 9 on Plan 42R-8426, designated as Parcel 14126 PSSS
in the geographic Township of Shawanaga
Skerryvore Neighbourhood
CIVIC ADDRESS: 37 Ginn-Beach Drive, Archipelago

 

PURPOSE AND EFFECT OF THE APPLICATION:

The applicants are seeking relief from Sections 6.1.3c)f)g) Maximum Lot Coverage, Minimum Side and Rear Yard Setbacks, of the Township’s Comprehensive Zoning By-law No. A2000-07, as amended.  The Sections stipulate that the Maximum Lot Coverage for a 0.1942 hectare (0.48 acre) lot is 198.3 square metres (2135 square feet), and the Minimum Side and Rear Yard Setbacks are 6 metres (20 feet).

The purpose of the proposed application is to permit a variance of 11.84 square metres (127 square feet) from the Maximum Lot Coverage, and 3 metres from the Side and Rear Yard Setbacks.  The effect of the proposed variance would be to allow for the construction of a 66.89 square metre (720 square feet) garage with a 3 metre (9.8 feet) Side Yard Setback and a 3 metre (9.8 feet) Rear Yard Setback.

Cale Henderson; Secretary Treasurer, explained the nature of the application.  Star Goodhand attended in support of the application.

Application No. A08-16 to grant a variance from Sections 6.1.3c)f)g), to permit a variance of 11.84 square metres (127 square feet) from the Maximum Lot Coverage, and 3 metres from the Side and Rear Yard Setbacks, to allow for the construction of a 66.89 square metre (720 square feet) garage with a 3 metre (9.8 feet) Side Yard Setback and a 3 metre (9.8 feet) Rear Yard Setback, be approved, subject to the following:

i)    that three existing covered accessory buildings/structures be removed, excluding the woodshed identified on the site plan.

CIVIC ADDRESS:  250 South Shore Road

PURPOSE AND EFFECT OF THE APPLICATION:

The owner is seeking relief from Section 10.1.2d) Minimum Front Yard Setback of the Township’s Comprehensive Zoning By-law No. A2000-07, which stipulates a setback of 7.5 metres (25 feet).  The owner is proposing to erect a storage building on an existing fixed dock structure which is located 0.7 metres (2.3 feet) over the Crown lake bed.

The purpose of the proposed variance is to reduce the required front yard by 8.2 metres (27 feet), due to the proposed location of the building over the water.  The effect of the proposed variance would be to permit the construction of a 16.7 square metre (180 square feet) storage building on an existing fixed dock, over the water.

Application No. A07-16, to grant a variance from Section 10.1.2d), to allow for a 16.7 square metre (180 square feet) storage building to be erected on an existing fixed dock structure which is located 0.7 metres (2.3 feet) over the Crown lake bed, be approved.
