2. Approval of Agenda

NOW THEREFORE BE IT RESOLVED that the agenda for the October 14, 2016, Committee of Adjustment hearing be approved.

NOW THEREFORE BE IT RESOLVED that the minutes of the Committee of Adjustment meeting held on September 16th, 2016, be approved.
5. Hearing of Minor Variance Applications
i) JACKSON, Valda – APPLICATION NO. A09-16
Part Lot 34, Concession 8, being Part 3 on Plan PSR-868, and Part 3 on Plan 42R-9566, designated as Parcel 9445 PSNS, in the geographic Township of Harrison
PURPOSE AND EFFECT OF THE APPLICATION:
The applicants are seeking relief from Sections 5.1.2f) and 6.1.3)f) of the Township’s Comprehensive Zoning By-law No. A2000-07, as amended. Section 5.1.2f) stipulates that no accessory building or structure on any lot zoned for residential use shall have a total floor area greater than the ground floor area of the main building. Section 6.1.3f) dictates that the Minimum Side Yard Setback is 6 metres (20 feet).
The purpose of the proposed application is to permit:
i) a variance of 17 square metres (183 square feet), because the ground floor area of the main building is only 70 square metres (753.5 square feet) in size; and,
ii) a variance of 4.0 metres (13 feet) from the requisite Minimum Side Yard Setback.
The effect of the proposed variance would be to allow for the construction of an 87 square metre (936 square feet) garage, having a 2 metre (6.6 feet) Side Yard Setback.
Cale Henderson; Secretary Treasurer, explained the nature of the application. Greg Jackson and Ryan Snowball of John Jackson Planner Inc., attended in support of the application.

Application No. A09-16, to grant a variance from Sections 5.1.2f) and 6.1.3)f) of the Township’s Comprehensive Zoning By-law No. A2000-07, as amended, to allow for the construction of an 87 square metre (936 square feet) garage, having a 2 metre (6.6 feet) Side Yard Setback, be approved.
