NOTICE OF A HEARING

The Archipelago Area Planning Board will hold a hearing to consider an application for consent for a proposed land severance pursuant to Section 53 of the Planning Act, R.S.O. 1990, Chapter P.13, as amended.

DATE OF HEARING:                Thursday, April 20th, 2017 at 1:00 p.m.
                                                   at the Township of The Archipelago Office
                                                   9 James Street, Parry Sound, Ontario

THE PURPOSE of Consent Application No. B05-16, is to create one new residential, water access lot in Part of Lot 31, Concession 3, being Parts 3-6, 10 & 12 on Plan 42R-8713, designated as Parcel 17932 PSSS, in the geographic Township of Conger.

THE EFFECT of proposed Consent Application No. B05-16, would be the creation of one new lot being approximately 0.23 hectares (0.57 acres) in size with 90 metres (295 feet) of frontage, and a retained lot being 0.21 hectares (0.52 acres) in size having 90 metres (295 feet).

Official Plan Amendment No. 64, was passed by the Ministry of Municipal Affairs and Housing and came into effect on February 15, 2017. This amendment was to enable the owners to make application to divide the subject property into two residential lots. A key map showing the location of the subject lands and a sketch of the proposal are located on the reverse side of this Notice.

NOTICE: A Notice of this Hearing has been circulated to the appropriate officials, agencies and all property owners within 1 kilometre of the subject property according to Ontario Regulation 197/96 under the Planning Act and as directed by The Archipelago Area Planning Board. This Notice has been sent to you for your information and does not require any response unless you wish to make one.

PUBLIC MEETING: Any person may attend this Hearing and/or make written or verbal representation either in support of or in opposition to the proposed consent application. If a person or public body that files an appeal of a decision of The Archipelago Area Planning Board in respect of the proposed consent does not make written submissions to the Planning Board before it gives or refuses to give a provisional consent, the Ontario Municipal Board may dismiss the appeal.

ADDITIONAL INFORMATION: Additional information relating to the proposed consent application is available from Planning Department staff at the above noted address during normal office hours (8:30 a.m. – 4:30 p.m.). The Planning Board agenda, containing a copy of the Planner’s report and other relevant information, will be posted on the Township’s website (www.thearchipelago.on.ca) the week of the Hearing.

NOTICE OF DECISION: If you wish to be notified of the decision of The Archipelago Area Planning Board in respect of the proposed consent, you must make a written request to the Secretary-Treasurer of the Archipelago Area Planning Board, at the address noted above either prior to or at the Hearing.
