NOTICE OF A HEARING


Dear Sir or Madam:

This is to advise that on Friday, May 19, 2017 at 11:00 a.m., a public hearing will be held in the Township of The Archipelago’s Council Chamber, 9 James Street, Parry Sound, Ontario pursuant to Section 45(6) of the Planning Act, R.S.O. 1990, c.P.13 as amended. At that time the following application for a minor variance shall be heard by the Committee of Adjustment for the Township of The Archipelago.

PROPERTY:            Concession 3, Part Lot 27, being Lot 5 on Plan M-266 and Part 5 on Plan 42R-8032,
                                 being Parcel 11947 PSSS, in the geographic Township of Conger

CIVIC ADDRESS:   94 Healey Lake Water, Archipelago

PURPOSE AND EFFECT OF THE APPLICATION:

The applicant is requesting relief from Section 7.1.3 e) Minimum Front Yard Setback, of the Township's Comprehensive Zoning By-law No. A2000-07, as amended, which stipulates that the minimum front yard setback shall be 7.5 metres (25 feet).

The purpose of the proposed application is to allow a variance of 1.5 metres (4.9 feet) from the minimum front yard setback of 7.5 metres (25 feet). The effect of the variance would be the construction of a 19 square metre (206 square feet) addition to the main dwelling, which would have a front yard setback of 6.1 metres (20 feet).

The owners have stated that the reason they cannot comply with the front yard setback is because of the topography of the lot. There is a large rock outcrop located in the area of the proposed addition, which has pushed the construction of the building closer to the water.

This letter is for your information only. Persons receiving this notice are under no obligation to attend the Hearing, unless they so desire. Signed written submissions will be accepted by the Secretary‑Treasurer of the Committee of Adjustment prior to or during the Hearing. Such written submissions will be available for inspection at the Hearing by any interested person. Persons not attending will not be entitled to further notice in this matter, except as otherwise provided in the Planning Act.

Additional information relating to the application is available from Planning Department staff at the above noted address during normal office hours (8:30 a.m. – 4:30 p.m.). The Committee of Adjustment agenda, containing a copy of the Planner’s report and other relevant information, will be posted on the Township’s website (www.thearchipelago.on.ca) the week of the Hearing.

If you wish to be notified of the decision of the Committee of Adjustment in respect of this application, you must submit a written request to the Committee of Adjustment. This will also entitle you to be advised of a possible Ontario Municipal Board Hearing, if required.
