NOTICE OF A PUBLIC MEETING

PROPOSED OFFICIAL PLAN AMENDMENT No. 67 and

ZONING BY-LAW AMENDMENT No. Z03-17 (Morel)

TAKE NOTICE that the Council of the Corporation of the Township of The Archipelago deemed the following applications to amend the Official Plan and the Comprehensive Zoning By-law No. A2000-07, as amended, complete applications under Sections 22 (6.1) and 34 (10.4) of the Planning Act, R.S.O. 1990, c.P. 13, as amended.

AND TAKE NOTICE that the Council of the Corporation of the Township of The Archipelago will hold a public meeting on Friday, August 25, 2017 at 10:00 a.m. at the Township of The Archipelago’s Council Chamber, 9 James Street, Parry Sound, Ontario to consider proposed Official Plan Amendment No. 67 and proposed Zoning By-law Amendment No. Z03-17.

THE PURPOSE of proposed Official Plan Amendment No. 67 is to add a new paragraph to “Section 16 – Special Provisions” of the Official Plan with respect to the lands located in Part of Lot 27, Concession 5, being part of Part 5 on Plan 42R-6083, designated as Parcel 4708 PSNS, in the geographic Township of Harrison.

THE EFFECT of proposed Official Plan Amendment No. 67 will be to allow for the creation of two new residential, non-waterfront lots, accessible by a private road, in the Pointe au Baril Station community.

THE PURPOSE of proposed Zoning By-law Amendment No. Z03-17, is to amend the ‘General Residential/Holding Exception 6 (GR/H-6)’ Zone, and remove the Holding (H) provision on the newly created lots.

THE EFFECT of proposed Zoning By-law Amendment No. Z03-17, would be the rezoning of the subject lands to allow for the residential use of the two newly-created lots.

AND TAKE NOTICE that the land to which the proposed By-law applies is the subject of Consent Application Nos. B01-17, B02-17, B03-17 and B04-17.

VIEW THE SUBJECT LANDS to which Official Plan Amendment No. OPA No. 67, and Zoning By-law Amendment No. Z03-17 correspond.

AND TAKE NOTICE that if you wish to be notified of the adoption of proposed Official Plan Amendment No. 67, or of the refusal of a request to amend the Official Plan, and the decision of Council on proposed Zoning By-law Amendment No. Z03-17, you must make a written request to the Council of the Corporation of the Township of The Archipelago, 9 James Street, Parry Sound, Ontario P2A 1T4.

IF A PERSON OR PUBLIC BODY does not make oral submissions at a public meeting or make written submissions to the Township of The Archipelago before proposed Official Plan Amendment No. 67 is adopted, and before Zoning By-law Amendment No. Z03-17 is passed, the person or public body is not entitled to appeal the decision of the Township of The Archipelago to the Ontario Municipal Board.

IF A PERSON OR PUBLIC BODY does not make oral submissions at a public meeting or make written submissions to the Township of The Archipelago before proposed Official Plan Amendment No. 67 is adopted, and before Zoning By-law Amendment No. Z03-17 is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to add the person or public body as a party.

ADDITIONAL INFORMATION, including proposed Official Plan Amendment No. 67, and Zoning By-law Amendment No. Z03-17, is available for inspection at the Township office during normal office hours and will be posted on the Township’s website at www.thearchipelago.on.ca.
